Who it is for
This is for real estate agents from any country, whether or not they hold a licence. You may have a seller who needs to sell by a certain date, an owner who does not want the property on the portals, or an off-plan client whose developer conditions make a quick resale worth exploring. You may also have a buyer who pays in cash and is looking for property that is not on the portals. If you have a licence number, you can add it when you submit a property.
How it works
For a selling client in Dubai:
- You submit the property. You send the property details through the agent form.
- We check the documents. We review the title deed or SPA, whether service charges are paid up and any mortgage.
- We look for a buyer. We present the property privately to cash buyers on our list who are looking for this type of property.
- Seller and buyer sign Form F. If the seller accepts a proposal, both parties sign Form F, the standard sale contract.
- The developer issues the NOC. The developer confirms it has no objection to the sale.
- Ownership is transferred. Ownership is registered at a DLD trustee office, or in Oqood for an off-plan unit.
In other emirates, the contract and registration steps follow that emirate's own procedure.
For a buying client, you register them on our buyer list. We present properties that match their criteria, and the same steps follow once they make a proposal and the seller accepts it.
Property types
We work with ready property and with off-plan units before handover, subject to the requirements of the relevant emirate. For off-plan, the developer's resale conditions and the share of the price already paid decide whether a sale is possible now.

The written agreement sets out how we work together. Your client's details are treated as confidential, and we do not publish the property on any portal.
Frequently asked questions
Do I need a licence to work with you?
No. Agents from any country can submit a property, with or without a licence. If you have a licence number, you can add it in the form. As CARPE DIEM REAL ESTATE L.L.C, a licensed agency, we handle the UAE legal requirements of each transaction.
What property details should I send?
Send the location and building, the size, the condition, whether it is ready or off-plan, the asking price and whether there is a mortgage or a tenant. Copies of the title deed or SPA help us check the documents faster.
Does my client stay my client?
Yes. Your relationship with the client remains yours. We set out how leads, viewings and negotiations are handled in the written agreement before presenting the property.
Can I submit off-plan units?
Yes, if the developer contract allows a resale at this stage. We review the SPA, payment statement and NOC conditions before confirming whether we can present the unit.
Who handles the DLD transfer?
We do. As CARPE DIEM REAL ESTATE L.L.C, a licensed agency, we handle Form F, the developer NOC and the transfer at a DLD trustee office, or the Oqood registration for an off-plan unit.
How fast do you reply?
We review the information and documents first. The reply time depends on what is complete and, for off-plan or mortgaged property, on the developer or bank.
