The DLD fee: the rule and market practice
The DLD transfer fee is set by Executive Council Resolution No. 30 of 2013 as a percentage of the sale price. Who pays which share is agreed between buyer and seller in Form F.
Agree the split early. When you compare proposals, look at what each one means for you after fees, not only at the headline price. A proposal where the buyer covers more of the fees can leave you with more than a slightly higher price where you cover them.
Trustee office and title deed
The trustee office and title deed fees follow the current DLD schedule and depend on the transaction. Confirm the applicable amount before signing Form F.
Form F records who pays these fees, and the split is a matter of agreement between you and the buyer.
The developer NOC
Before the transfer, the developer or master community must issue a no objection certificate confirming that there are no outstanding service charges or other dues. Each developer sets its own NOC fee and it should be confirmed before signing Form F.
Selling with a mortgage
If your property is mortgaged, the loan is paid off as part of the sale. Your bank issues a liability letter with the outstanding amount. Three costs can follow.
- The outstanding loan. It is paid from the sale, so you receive the price minus the balance.
- Mortgage release charges. The bank and DLD confirm the applicable charges for your property.
- Early settlement charges. Your loan agreement and bank confirm whether any early settlement charge applies.
Ask your bank for the liability letter early, because the final balance and its charges decide what you net.
Off-plan costs
If your unit has not been handed over, you sell by assigning the developer contract, and the costs are different: the DLD registration fee and the knowledge and innovation fees in Oqood, plus the developer's NOC. They are explained in the off-plan assignment guide.
What you net
What you receive from a sale is the agreed price minus your share of the DLD fee, the NOC and service charges, any mortgage balance with its charges, and any agency fee agreed in Form A.
