Who it is for
The list is for buyers who pay from their own funds, without a bank mortgage: investors and end users who want to hear about properties before, or instead of, the portals. Many of the owners we work with prefer a private sale, so their properties are not listed on the public portals. Paying in cash means the sale does not wait for a bank valuation or a credit decision, which matters to sellers who need to move quickly.
How it works
- You share your criteria. You tell us what you are looking for: emirate, area, type, size, budget and whether you consider off-plan.
- We present matching properties. When a property fits, we call you and walk you through it. You see only properties that match your criteria.
- You view and check. You view the property and we share the documents and recent transactions in the building, so you can judge the price yourself.
- You sign Form F. If you decide to buy, you and the seller sign Form F, the standard sale contract, with the price, the deposit and the transfer date.
- The seller obtains the NOC. The seller obtains the developer's no objection certificate.
- Ownership is transferred. You pay the price and ownership is registered in your name at a DLD trustee office, or in Oqood for an off-plan unit.

Buying an off-plan resale
An off-plan unit that has not been handed over is bought by taking over the seller's rights under the developer contract (SPA), together with the remaining instalments. The developer issues an NOC, and the assignment is registered with DLD in the Oqood interim register. Once it is registered, you appear in Oqood as the holder of the rights, and at handover the title deed is issued in your name. The procedure is explained in our off-plan assignment guide.
Documents and proof of funds
You will need your passport, and your Emirates ID if you live in the UAE. We discuss the required documents and timing with you before presenting a property. If you buy from abroad, you can give someone a power of attorney to sign and attend the transfer for you.

How do I join the buyer list?
Fill in the short form with your criteria: emirate, area, type, size and budget. We call you to confirm what you are looking for, and from then on we present properties that match. You can leave the list at any time.
Do I need proof of funds?
Usually, yes. We may ask for proof that you can complete the purchase without a mortgage before presenting a property; we agree which document and when to provide it with you.
What does the buyer pay?
The buyer pays the costs agreed in the sale contract. They depend on the property and transaction, so Form F records who pays each applicable fee.
Can I buy an off-plan unit from a seller?
Yes. You take over the seller's rights under the SPA and the remaining instalments, the developer issues an NOC and the assignment is registered with DLD in Oqood. See the off-plan assignment guide.
Can I buy from abroad with a power of attorney?
Yes. A person holding your power of attorney can sign Form F and attend the transfer at the trustee office for you. A power of attorney signed outside the UAE usually needs notarisation, legalisation and an Arabic translation; the formalities depend on where it was signed and the authority using it.
