How long a Dubai sale takes depends mainly on how quickly you find a buyer, whether they pay in cash and whether your documents are complete. A cash buyer skips the bank approval stage. The stages of a sale and what drives them

A sale is a chain of stages. Each one has its own pace, and a delay in one moves everything after it.

Finding a buyer is usually the longest and least predictable stage. It depends on price, on demand for your type of property and on how the property is marketed.

Form F follows once you agree the price. It records the deposit and the transfer date, which gives both sides a timetable to work to.

The bank stage applies only when the buyer uses a mortgage. The bank values the property and makes a credit decision. If its valuation comes in below the agreed price, the buyer has to cover the gap or renegotiate.

The developer NOC depends on the developer and on whether your service charges are paid up.

The transfer at the trustee office is the shortest stage when every document is ready.

Cash or mortgage buyer

A cash buyer does not add a bank approval stage, but the timing still depends on finding a buyer, complete documents, the developer NOC and the trustee appointment.

What delays a sale most

Service charge arrears. The developer will not issue the NOC while service charges are outstanding. Paying them off early keeps the NOC from becoming the bottleneck.

Your own mortgage. If the property is mortgaged, your bank must issue a liability letter and later release the mortgage. Banks work at their own pace, so ask for the letter as soon as you decide to sell.

Document mismatches. A name on the title deed that differs from your passport, an expired passport or a missing document can stop the transfer on the day. Check them at the start.

A power of attorney that is not accepted. If you sell from abroad, a power of attorney with the wrong scope or without the required legalisation and translation means a new document and a new wait. Confirm the required form before signing. See the power of attorney guide.

A price above the market. A property priced well above recent sales in the building usually waits longest for a buyer.

Off-plan: the developer sets the pace

The timing depends on the SPA, the developer's NOC, the payment statement and Oqood registration. We check those conditions before presenting the unit.

How to speed up your sale

Prepare these before you look for a buyer:

  1. The title deed, or the SPA and a statement of account for an off-plan unit.
  2. A valid passport, and your Emirates ID if you have one.
  3. Proof that service charges are paid, or a plan to pay them before the NOC.
  4. A liability letter from your bank, if the property is mortgaged.
  5. A power of attorney in the right form, if you will not attend the transfer.
  6. A price based on recent transactions in your building.
