What you can do remotely and what needs an attorney
Most of a sale happens before the transfer day, and most of it can be done from wherever you live. The call, the valuation and the search for a buyer need no visit. The developer NOC can be requested by the agency or by your attorney. Only the transfer at the DLD trustee office needs someone in the room, and that person can be your attorney.
| Step | Remote? | Source |
|---|---|---|
| Call and valuation | yes | Sellova |
| Form A and Form F | signed by you in person or by your attorney | DLD contract forms |
| Developer NOC | through the agency or your attorney | DLD, property sale registration |
| Transfer at the trustee office | through your attorney | DLD, Know your rights |
DLD also offers a digital route through the Dubai Now app, but it requires a UAE ID (Emirates ID) and a property without a mortgage. Owners who live abroad therefore usually sell through a power of attorney.
The power of attorney
The power of attorney gives a person you trust the authority to sell the property on your behalf. Its scope should clearly cover the sale of the specific property: signing Form F, applying for the NOC, attending the transfer and, if you wish, receiving the payment.
The document is signed before a notary. A power of attorney signed outside the UAE usually also needs legalisation for use in the UAE and a legal translation into Arabic. Check the exact form with a lawyer or notary before signing, because DLD may reject a document that does not meet its requirements. Our guide to the power of attorney for selling in Dubai goes through each step.
Documents
You will need the title deed, a copy of your passport and the power of attorney. If you have a UAE residence visa, add your Emirates ID. If the property is mortgaged, add a liability letter from your bank. Form F and the developer NOC are prepared during the sale. The full list is in our guide on how to sell property in Dubai.
Receiving the proceeds
How and where you receive the money is agreed in Form F before the transfer. Whether your attorney may receive it depends on the wording of your power of attorney and the requirements that apply at the time of the sale.
How we help
We help you sell remotely to cash buyers on our list. Calls happen at a time that suits your time zone, documents are checked by email and we coordinate the NOC, any mortgage release and the transfer with your attorney. Frequently asked questions
Do I need to travel to Dubai to sell?
No. A representative holding your power of attorney can sign for you and attend the transfer at a DLD trustee office. Calls, document checks and coordination can all be done remotely.
What power of attorney do I need?
You need a power of attorney that covers the sale of your specific property, signed before a notary. A document signed outside the UAE usually also needs legalisation and a legal Arabic translation. Confirm the exact form before signing it.
Can I sell through Dubai Now?
Only if you have a UAE ID (Emirates ID) and the property is not mortgaged. Owners who live abroad without an Emirates ID usually sell through a power of attorney instead.
How do I receive the money?
The payment method is agreed in Form F before the transfer. Whether the money goes to you directly or through your attorney depends on your power of attorney and on the requirements that apply at the time of the sale.
Can I sell a mortgaged property remotely?
Yes. Your bank issues a liability letter with the outstanding amount, and the loan is settled on or before the transfer day. Your attorney attends the transfer, and we coordinate the release with your bank.
Living outside the UAE?
