What drives the price

Recent sales in your building. DLD registers every sale, so the prices similar units achieved in recent months are the strongest reference.

The unit itself. Size, floor, view, layout and condition all move the price. A renovated unit with a good view can sit well above the building average, while one that needs work can sit below it.

Demand. The number of buyers looking for this type of property right now, and the share who pay in cash, affects both price and speed.

Your timeline. If you need to sell by a certain date, that shapes which buyers and which price make sense.

A valuation tells you where your property stands in the market. A cash proposal is a concrete price from a buyer who pays from their own funds. The two are often different. Our valuation is a sales valuation. It helps you decide on a price, and it does not replace a formal valuation by a registered valuer, which you may need for a mortgage or court proceedings. If the buyer uses a mortgage, their bank orders its own valuation. DLD also offers valuation services. We work across the UAE, and for a property outside Dubai the valuation follows the rules of that emirate.

Why can a cash proposal be lower than a valuation?

A cash buyer offers a faster decision with no bank approval, and in return a cash proposal is usually below a listing price. The valuation shows where the market stands; the proposal shows what a cash buyer will pay now.

Does it replace an official valuer?

No. Our valuation is a sales valuation to help you set a price. For formal purposes, such as a mortgage or court proceedings, you need a valuation by a registered valuer.
